Primary Purpose: Responsible for the marketing, operational and financial performance of a retail center. The position must effectively lead a team of people driving sales and traffic to the Center while maximizing the customer’s shopping experience through a safe, friendly, clean and well maintained and aesthetically pleasing environment. In addition, the position is responsible for maintaining the Center’s strong public image. Develop and maintain retailer relations by establishing and maintaining a thorough understanding, documenting and reporting of merchants’ weekly sales trends, traffic patterns, staffing levels, successes and issues through these means (not limiting) - Daily center walks and store visits
- Manager/associate in-store conversations – one on one interaction to better evaluate the store’s condition, shopper flow, inventory levels, for performance relative to others in the chain, etc.
- Incorporate the use of the monthly sales report to assess at-risk
- Create and report findings to stakeholders (operations, leasing, and marketing) to ensure cohesive, relevant information is shared across disciplines
- Develop recommendations with specific initiatives/support which will be implemented locally to support any merchant who is not thriving
Duties include but are not limited to: Effective Marketing of the Center - Work with marketing to develop and assist in the implementation of an annual marketing plan and budget for the center based on market and center analysis.
- Monitor and maintain the marketing budget and account for variances
- In collaboration with the Social Media Manager, utilize social, mobile and digital media platforms to respond to customer and industry trends
- Implement promotions which attract customers to the center and maximize retailer sales potential
- Participate in appropriate area/regional festivals, conventions and trade shows to promote the center
- Implement the hospitality referral program (Refer to Rewards), taking primary responsibility for developing, fostering and maintaining relationships with hotels, motels, VRBOs, casinos, restaurants and other attractions
- Develop and coordinate bus and tour groups programs to maximize traffic
- Develop a positive working relationship with community organizations that would benefit the center’s growth including the Visitors & Convention Bureau and the Chamber of Commerce
- Coordinates new store openings
- Implements strategies to promote key retailers in various marketing programs.
- Implements on-site signage and promotional messaging including coordination of LED reader board, and other signage, etc.
- Ensures that all directories and other materials are kept up-to-date.
- Maintains knowledge, awareness of demographics, tourist and seasonal traffic, competition, and other market conditions affecting leasing, marketing, and
- Stay current on industry trends, competitive environments’ and retailer activities.
- Provides input into leasing materials and strategies as needed.
Effective Management and Operations of the Center - Operate a clean, well maintained and safe Center which provides customers a positive shopping experience
- Recruit, develop, motivate and retain a high performing property Team including Customer Service staff
- Need to be financially astute and have a thorough understanding of retail accounting principles including recovery ratios, accrual and cash basis accounting, reading and understanding financials and be able to abstract information from a Lease
- Monitor the performance of maintenance contractor for adherence to best practices for cleanliness, staffing levels, proper scheduling and cost control
- Coordinate building systems and operations and utilize selection and retention strategies to maintain occupancy level and work in conjunction with leasing by providing information and bidding as requested
- Review bids for contract work and ensures adherence to proper preventive maintenance schedules, landscaping, cleaning and other service provided by third-party service providers
- Oversight with regards to scheduling all repairs and maintenance with vendors, and ensuring the proper care of the property
- Maintains and directs property security measures, ensuring proper incident documentation and notification to management, owners, and insurance carriers
- Other duties as may be reasonably assigned in the operation of the property
Coordination, Support and Cooperation - Ensure all accounting reports and requests are completed in an accurate and timely manner
- Provide leasing support for tenant site visits, market analysis, tenant turnover, including opening and closing of stores as required
- Monitor stores for adherence to lease covenants (hours of operation, HVAC maintenance, window signage, and store)
- Responsible for timely sales reporting, management and marketing reporting to all stakeholders including but not limited to the Company, the property owner, and off-site marketing team
- Prepares and submits monthly executive summary inclusive of operations, marketing, leasing detail
- Develop relationships with local store managers-build and cultivate relationships to effectively manage sales and traffic
- Conduct manager’s meeting and marketing advisory board meetings quarterly
